A direct booking system and a property manager's system, side by side

LodgifyHostaway
The short answer

Lodgify vs Hostaway mostly comes down to how much of your business is managing homes for owners. Lodgify starts from a bookable website and a channel manager on all its plans, with cleaning tasks and owner statements on its Ultimate plan. Hostaway is built for property managers, with tasks, owner statements, a channel manager for Airbnb, Vrbo, Booking.com, Expedia and Google, and 300+ integrations in one system, quoted by how many listings you run. Where both stop: Airbnb payouts and some fees don't come across whole, a changed or moved booking needs a person to check it, and owner statements need fixing by hand. AI agents can do that checking in either one, while guests stay with your team.

Lodgify vs Hostaway: what each one is

Lodgify's help center lists the same core on all its plans: a bookable website, a property management system, a channel manager and a reservation system. Its plans are Starter, Professional and Ultimate. Google Vacation Rentals comes on the larger plans, and the property manager tools, like Cleaning and Task Management, Owner Statements and the Guest App, are exclusive to Ultimate. Lodgify connects to four booking sites by API: Airbnb, Booking.com, Vrbo and Expedia, and it says the Expedia connection will soon move to iCal.

Hostaway's site is written for vacation rental property managers. Its channel manager uses direct, two-way connections to Airbnb, Vrbo, Booking.com, Expedia and Google, and it adds a unified inbox, auto-tasks for cleaners, owner statements with an owner portal, a direct booking website builder, an Open API and 300+ integrations. On pricing, it asks how many listings you manage, from 2 to 14 up to 50 or more, and gives you a quote.

Hostaway vs Lodgify: how to tell which fits

If most of your bookings should come through your own site, start with Lodgify. The bookable website is at the center of all its plans, and you can add the property manager tools when you move up to Ultimate.

If you manage homes for owners with a team of cleaners, start with Hostaway. Tasks, owner statements and the owner portal are part of the one system, and it connects to more booking sites by direct connection.

In between, count two things: how many homes you will run next year, and how many of them belong to owners. Then ask each one for a demo with your own homes, your booking sites and one real owner statement.

What still takes the hours in Lodgify or Hostaway

The money doesn't all come across. Lodgify's Airbnb guide says Airbnb sets the payment schedule, so payouts show only in your Airbnb account, not in Lodgify. A security deposit shown on Airbnb is collected by neither system; you collect it yourself. Optional fees have to be added to each booking by hand after it comes in. On Hostaway, its Vrbo guide says a Vrbo booking can show an unknown payment status, and then someone processes the payment by hand.

Changed bookings need a person. Hostaway says Airbnb and Booking.com changes have to be made on the booking site, and moving a guest to another home in Hostaway breaks the link to the booking site. Its tasks guide adds that once someone edits a cleaning task's time by hand, the task stops following the booking. On Lodgify, closed dates you set in Airbnb no longer apply after you connect, so they have to be set again in Lodgify.

Owner statements need a second pass. Lodgify's help center says add-ons don't appear in the statement breakdown, so each owner's share of an add-on is added by hand to the payment. Hostaway says its statements are snapshots that don't update after a change, a listing can have only one owner, and a reservation from last month can't be added to this month's statement.

Reviews point the same way. Trustpilot's summary of Lodgify reviews mentions trouble reaching a person live for urgent help and delays connecting listings. Its summary of Hostaway reviews mentions slow replies and a setup that takes time.

What agents do in either one

AI agents work as the operations layer around your booking system. They read new and changed bookings in Lodgify or Hostaway, check each one against the booking site and the payout, fix the cleaning task when a stay moves, and send each cleaner tomorrow's homes.

At month end, they gather each owner's stays, payouts, add-ons and expenses, build or correct the owner statement, and flag any payout that doesn't match. Guests stay with your team. Agents don't write to guests, and anything your rules keep for a person goes to your team in one message.
