Two property management systems, side by side

HostawayGuesty
The short answer

Hostaway vs Guesty is close, because both are built for property managers, not only hosts. Hostaway gives one system with a channel manager for Airbnb, Vrbo, Booking.com, Expedia and Google, tasks, owner statements and 300+ integrations, and quotes you by how many listings you run. Guesty splits into three tiers by size: Lite for 1 to 3 listings, Pro for 4 to 199 and Enterprise for 200 or more, with trust accounting as an add-on. Where both stop: a moved booking can break the link to the booking site, a cleaning task edited by hand stops following the booking, and owner statements have to be rebuilt after late changes. AI agents can do that checking in either one, while guests stay with your team.

Hostaway vs Guesty: what each one is

Hostaway's site is written for vacation rental property managers. It puts the channel manager, calendar, inbox, tasks, payments and owner statements in one dashboard, with a direct booking website builder and an Open API. Its AI tools draft guest replies and set prices. On pricing, it asks how many listings you manage, in bands of 2 to 14, 15 to 49 and 50 or more, and gives you a quote.

Guesty sells the same kind of system in three tiers. Guesty Lite is for hosts with 1 to 3 listings and covers Airbnb, Vrbo and Booking.com, the calendar, the inbox and a direct booking website. Guesty Pro, for 4 to 199 listings, adds 70+ booking sites, owner statements and an owners portal, task management and pricing tools. Guesty Enterprise is for 200 listings or more.

Hostaway or Guesty: how to tell which fits

Start with your size. If you run a handful of your own homes, Guesty Lite is made for 1 to 3 listings, and Guesty Pro starts at 4. Hostaway starts its quote at 2 listings, and its tools are the same system as you grow.

Then look at the owner side. If you manage homes for owners, open each one's owner statement screens in a demo. Hostaway builds statements inside its own dashboard and links to trust accounting apps. Guesty puts owner statements in Pro and sells trust accounting as an add-on.

Last, count your booking sites. Both connect to Airbnb, Vrbo and Booking.com directly. If you list on Expedia or Google too, Hostaway names both on its channel manager page, and Guesty puts them in Pro. Ask each for a demo with your own homes and the sites you list on.

Where Hostaway and Guesty stop: the work in the middle

Changed bookings are the first job. Hostaway's help center says Airbnb and Booking.com changes have to be made on the booking site, not in Hostaway. For Vrbo you can change the stay in Hostaway, but you have to collect any extra payment by hand. Guesty's help center says changes you make inside Guesty don't sync to Airbnb at all. And both warn about moving a guest to another home: Hostaway rates the risk of breaking the link as high on all three sites, and Guesty says calendar blocks can stay on the old home until you ask Guesty to remove them.

Cleaning tasks follow the booking, until someone touches them. Hostaway's tasks guide says an auto-task moves when the reservation moves, but once someone edits its start or end time by hand, it stops following the booking. Guesty cancels the old tasks and makes new ones when a reservation moves to another home. Either way, someone checks that the cleaner has the right home and the right day.

Owner statements need a second look each month. Hostaway's guide says statements are snapshots: they don't update after a change, a reservation from last month can't be added to this month's statement, and each owner gets their own automation. Guesty says that if you add a charge or a refund after the statement is made, you regenerate it, and an emailed statement is not sent again on its own.

Reviews point the same way. Trustpilot's summary of Hostaway reviews mentions slow replies and a setup that takes time. Its summary of Guesty reviews mentions a platform that takes a lot of time to learn and support tickets with a lot of back and forth.

What agents do in either one

AI agents work as the operations layer around your system. They read new and changed reservations in Hostaway or Guesty, check that each change reached the booking site, fix the cleaning task when a stay moves, and send each cleaner tomorrow's homes.

At month end, they pull each owner's stays and expenses, check the payouts, and rebuild any statement that changed after it was made. Guests stay with your team. Agents don't write to guests, and anything your rules keep for a person goes to your team in one message.

Is Hostaway better than Guesty?
