Two vacation rental systems, side by side

LodgifyGuesty
The short answer

Lodgify vs Guesty comes down to the size and shape of your business. Lodgify is built for independent hosts, with a booking website, a channel manager for Airbnb, Vrbo and Booking.com, and four plans that grow with your homes. Guesty runs from solo hosts on Guesty Lite up to property managers with hundreds of listings on Guesty Pro and Enterprise, with more booking sites, owner tools and trust accounting. Where both stop: bookings can come across late or only in part, and someone still fixes the cleaner schedule and builds owner reports. AI agents can work in either one as the operations layer for that work, while guest messages stay with you.

Lodgify vs Guesty: what each one is

Lodgify builds its tools for independent hosts. It puts your calendar, your bookings and your guest messages in one place, and it has a no-code website builder so guests can book with you directly, with a 0% booking fee. Its plans are Basic, Starter, Professional and Ultimate. Basic is for one property and Starter for up to two, and the larger plans add tools for teams and owners.

Guesty calls itself vacation rental software built for growth. It has three tiers on one system: Guesty Lite for hosts with 1 to 3 listings, Guesty Pro for property managers with 4 to 199, and Guesty Enterprise for 200 or more. On top of the calendar and inbox, it adds owner tools, trust accounting, its own AI agents, and a marketplace of 200+ other programs that connect to it.

Lodgify vs Guesty for hosts: how to tell which fits

Start with two questions. How many homes do you run, and will that number grow fast? And do you manage homes for owners, or only your own?

If you host a few homes of your own and want guests to book with you directly, both can do it. Lodgify is built around that host, with the website builder at the center. Guesty Lite covers the same size, 1 to 3 listings, and Guesty says that when you add a fourth, you upgrade your plan, not your system.

If you manage homes for owners, with a team of cleaners and staff, look closely at the owner side: statements, owner payments and trust accounting. Guesty Pro is built around that work. Lodgify has owner statements and task management too, on its Ultimate plan.

Both offer onboarding help with setup and connecting your booking sites. Ask each one for a demo with your own homes and booking sites, and see who answers your questions best.

What still takes the hours in Lodgify or Guesty

Bookings don't always come across whole or on time. Lodgify links sites like Tripadvisor by iCal, and its own guide says iCal updates can lag from minutes to several hours, which is the window where double bookings happen. Guesty's help center says an Airbnb booking waiting on the guest's ID doesn't come across until it clears, fees set in Airbnb don't come across when you import a listing, and an Airbnb special offer doesn't come across either. Someone checks the booking against the booking site.

The work after the booking stays with your team. On Lodgify, task management and owner statements are on Ultimate, so on smaller plans the cleaner schedule and owner reports are kept somewhere else, like a sheet. On either system, when a booking changes, someone makes sure the cleaner knows, and at month end someone builds each owner's report.

Reviews point the same way. Trustpilot's summary of Lodgify reviews mentions delays connecting and managing listings, and trouble reaching a person live for urgent help. Its summary of Guesty reviews mentions a steep learning curve and support tickets that take a lot of back and forth.

What agents do in either one

AI agents work as the operations layer around your booking system. They read your bookings in Lodgify or Guesty, catch each change, update the cleaner schedule, check what came across against the booking site, flag an unpaid balance to your team, and build each owner's report at month end.

Guests stay with you and the system you run. Agents don't write to guests. Anything your rules keep for a person goes to your team in one message.

The agents that work in each one

The jobs are the same in either system. Each agent does one from start to finish, and your team talks to them in Slack or Teams.

Questions

Is my customers' information safe?

Is Lodgify or Guesty better for a small host?

Both have a plan for small hosts. Lodgify is built around independent hosts and a direct booking website. Guesty Lite is Guesty's plan for 1 to 3 listings. Try both with your own homes and see which one feels easier.

Is Guesty better for property managers?

Guesty Pro and Enterprise are built for property managers, with owner tools, trust accounting and 70+ booking sites. If you manage homes for owners, check those features first, and on Lodgify check what the Ultimate plan includes.

Do I have to switch to use agents?

No. Agents work in the one you run today, Lodgify or Guesty.

What does it cost?

You get the price on the call, along with the hours it saves your team.
